Investment opportunities

Slovenia has some projects that are looking for investors!

If you don’t want to miss out on the opportunity then take a few minutes and go through the latest investment catalogue

Slovenia’s economy has come a long way since the financial crisis bailout. Good news for potential investors is the asset portfolio of the Bank Assets Management Company or BAMC (Družba za prestrukturiranje terjatev bank) with bad loans on the books of the country’s banks. For information on investment opportunities in BAMC’s portfolio of over 1 billion euros go to: http://www.dutb.eu/en/default.aspx

Bail-outs of companies have added corporate equity to the privatisation portfolio managed by Slovenian Sovereign Holding or SSH (Slovenski državni holding). Thanks to transparent procedures and adequate asset sale pricing according to OECD principles and standards on the management of State Owned Enterprises, potential investors can enjoy good returns both from ownership and privatisation of management through well-structured concession transactions.

Project snapshot

In 2005, the decision to build the Sports and Recreation Centre in Dobrna on the outskirts of Dobrna close to the regional road connecting Dobrna and Celje was confirmed by the adoption of the construction plan. As pencilled in the Construction plan, multifunctional indoor and outdoor facilities on the northern side of the down and the construction of a multifunctional hall and a pool complex is envisaged.

The area of the future Sports and Recreation Centre stretching over 66,347 sq. m is divided in two separate units, which complement each other. The northern part is surrounded by arable land on its southern edge and to the west it goes as far as the regional road Dobrna – Celje. To the north, there is the Education Centre and to the east, there is the local road connecting  Vinska Gorica and Dobrna. The southern part goes along the regional road Dobrna – Celje on its southern and western edge, to the east there is the local road Vinska Gorica – Dobrna and to the north, there are stretches of arable land.
The grounds of the future Sports and Recreation Centre will feature in the northern section a multipurpose hall and a multipurpose playground. To the south, there will be a multipurpose hall and a complex of outdoor swimming pools.

The traffic on the regional road leading into the town centre will be directed to a new roundabout. It will also be a cross-roads with the northbound by-pass road that will provide for uncongested traffic.

The land plots set aside for the construction of the Sports and Recreation Centre have some public utility connections and services. The provision of all public utility connections and services necessary  for the construction works on the land plots is the responsibility of the investor (property developer).

Investment opportunity

The location of the new Sports and Recreation Centre is in the convenient vicinity of the town centre and of the facilities of the Health and Wellness Centre, as well as of the infrastructure of the natural spa: Terme Dobrna. A feasibility study has been made for the area with the aim to evaluate the possibility for drilling wells for water to be used for the aqua park.

This is a great opportunity for a serious investor to create a new centre for an active lifestyle to complement other hospitality and tourism facilities – the aqua park in Dobrna with the nearby Health and Wellness Centre.

As people seek sanctuaries away from the hustle and bustle of daily life, the places such as Dobrna put a new emphasis on experiences that focus on quality of life. The immediate vicinity of the new Health and Wellness Centre in Dobrna and of the health spa - Toplice Dobrna – is a guarantee of quality time for the whole family. Dobrna is one of the oldest spas in Slovenia appreciated for its healing qualities for more than 600 years. It has much to offer to hikers and bird-watchers, wine and culinary enthusiasts but also those with a taste for cultural and natural heritage. Conveniently placed in the vicinity of the third largest city in Slovenia Celje (18 km) and the industrial city of Velenje (10 km), Dobrna is easily reached by land and by air: the international airport serving Ljubljana is 85 km away and the airport serving the second largest city in Slovenia – Maribor – is even closer (60 km).

In a nutshell, Dobrna is a winning combination of sustainable development and of a cooperative effort to protect habitats and species. The 2011 awards for “The greenest municipality” and the “Municipality friendly to honey bees” prove it.

Advantages of the investment project

The health industry has become a cornerstone of the wider hospitality and tourism sectors as people are ever more willing to invest in preventive medicine and well-being in general. This trend will only grow as hotel spas increasingly roll out programmes for both local and traveling clientele to regularly use their fitness facilities, attend classes and hit their spa. Today wellness and health matter and people pay more to be fit and healthy rather than just be pampered and the new health centre with state-of-the-art facilities make a sound investment particularly when coupled with sports and recreation facilities as proposed with this project for the construction of a series of pools.

The estimated value of the investment in the aqua part and accompanying facilities is 3,600,000.00 euros (the southern part). The project for the construction of the Sports and Recreation Centre is estimated at 3,487,000.00 euros (the northern part of the plan).
