THE HEALTH AND WELLNESS CENTRE IN DOBRNA – CONSTRUCTION OF TWO APARTHOTELS

Project snapshot

The construction plan for the construction of the health and wellness facilities to complement the natural spa in Dobrna - Terme Dobrna – was approved back in 2005.  The new accommodation facilities nestled in the secluded grounds stretching over 16,000 sq. m. in the immediate vicinity of Terme Dobrna will comprise two freestanding aparthotels for guests in pursuit of an active lifestyle or recreation. The hotels will feature ample auxiliary areas in the basement and on the ground floor, as well as parking spaces, and the apartments will be on the first and on the second floor. 

There are no restrictions on various hospitality services and amenities provided within the two buildings and there is the roof of each building to be put to good use. As previously mentioned, the two aparthotels are two-storey buildings with a basement; the floor dimensions of each building shall not exceed 50.00 m × 20.00 m.

The owner of the land plots for the construction of the aparthotels is the Municipality of Dobrna, which means that closing the deal for the property development project is easy and straightforward. The provision of public utility services for the construction works on the land plots is the responsibility of the investor (property developer). At present, there is a road, water supply system and public lightning.

Investment opportunity

The land plots for the construction of the aparthotel No. 1 and the aparthotel No. 2 are offered as freehold. The grounds for the two aparthotels are situated in a quiet part of Dobrna, beneath Villa Zora with the pristine nature and surrounded by a forest. The investor (property developer) will get a unique opportunity for the construction of accommodation facilities within the boundaries of the Health and Wellness Centre.

The spa industry has become a cornerstone of the wider hospitality and tourism sectors as people are ever more willing to invest in preventive medicine and well-being in general. This trend will only grow as hotel spas increasingly roll out programmes for both local and traveling clientele to regularly use their fitness facilities, attend classes and hit their spa. The estimated value of the investment project in the construction of two apartment hotels is 5 million euros.

Conveniently placed in the vicinity of the third largest city in Slovenia Celje (18 km) and the industrial city of Velenje (10 km), Dobrna is easily reached by land and by air: the international airport serving Ljubljana is 85 km away and the airport serving the second largest city in Slovenia – Maribor – is even closer (60 km).
